However, beware, in our experience when it comes to managing properties in Spain, the old adage “you get what you pay for” has never been more appropriate.
But think carefully, any property management company or individual charging a low fee will almost certainly not have the resources or perhaps the inclination to sustain even the most basic level of services required to maintain your property to the standard you expect. Likewise, they are probably not geared up to maximize the rental potential of your property or deal with any real emergency big or small.
Check your property management are trading legally
Another major factor that should determine your choice of which property management company to use is whether or not the company is trading 100% legally within the Spanish law.
For your own consumer rights protection and peace of mind, any property management company you select should be a properly registered Spanish S.L.(Ltd) company and what´s called a C.I.F. registration number, a license to trade in property management (with the local authorities) and the capacity to issue you with official invoices which include IVA (Spanish VAT). If the company cannot provide you with readily available evidence of all these pre-requisites, be vary wary indeed. If they are not office based but home based if any problems arise you will have no come back like you would with a legally registered company.
